Did you know that spring is one of the busiest seasons in real estate? If you’re gearing up to list your home soon, there are a few things you can do now to prepare. Here are my top tips to ace the spring selling season—and they don’t take much time at all!
Find an Agent
Because so many buyers and sellers are looking to move during the spring, it’s crucial to find the right agent ahead of time. Instead of waiting until you’re ready to sell, consider making a connection a few months in advance. That way, your agent will have plenty of time to help you navigate the selling process.
It’s always a good idea to interview agents before choosing “the one.” Be sure to ask them about their track record in your neighborhood, and don’t forget to find out about their commission policy.
Make Any Repairs
If you’ve lived in your home for a while, you’ve probably been putting off a few repairs. However, it’s important to tackle those fixes before your home is on the market. If a buyer discovers any issues, it could be enough to make them walk away from a sale.
Believe it or not, having a pre-listing home inspection can help you gauge how much work needs to be done. Your inspector will give you a list of repairs, and you might be able to make some of them on your own.
Start Decluttering
It’s easy to accumulate a lot of stuff over the years—and it can certainly start to pile up. Too much clutter is a huge turn off for buyers, which means it’s crucial to clear out your home in advance. This will give you more time to reorganize, and you’ll also be prepared to list whenever you’re ready.
It’s best to declutter room by room, and you can even create “keep,” “donate,” and “throw out” bins to streamline the process. If you have a ton of extra stuff, it might be worth renting a dumpster or storage unit, too.
Gather Warrantees and Important Paperwork
Owning a home comes with a lot of paperwork, and you’ll want to have it all in order for buyers. Take some time to gather all of the important documents related to your home and put them in a file—it’s an easy way to stay organized.
Not sure what to keep? Warrantees, home improvement documentation and receipts, HOA covenants, and information on utility providers will all be useful for the next homeowner.
Focus on Curb Appeal
Let’s face it—our homes don’t look their best during the winter. Luckily, spring is right around the corner…and it’s not too early to start working on your curb appeal.
First, take a good look at your home. Are there any brown spots on your lawn? Is your driveway looking a little cracked? Have any plants died off? It’s not too early to address these issues, and you can even reach out to the pros for some help if you need to.
